- You represent yourself and negotiate the contract yourself with a buyer or an agent.

Agents will usually call you the day before from your phone number printed on your listing and give you a time frame for their visit (normally a window of 2 hours). Access to your property by agents is through an electronic or a combination lockbox or you may let them in. For showings by Appt Only, schedule a specific date/time with agents.
A selling commission is to be paid to a Buyer's Agent, at closing, if an agent brought you a buyer and sold your property.
(You determine the commission to offer a buyer’s agent. Most sellers are offering 3% of the contract sales price.) - You show your property to buyers not represented by agents and if you sell “By Owner," you pay absolutely NO COMMISSION.
- At closing, when your property sells and closes, you pay First Multiple Listing Service a transaction fee of .12%* of the contract sales price (sales price x .0012). This is a mandatory fee charged by FMLS that the seller is responsible for paying. No fee is due Georgia Multiple Listing Service or Sellect Realty.

Feedback from showing agents obtained "automatically" through a feedback system with lease of electronic lockbox. - Comparative Market Analysis of past sales and currently listed property prices in your neighborhood provided upon request, free of charge.

At anytime, should you feel more comfortable with Sellect Realty's professional agents involved in contract negotiations, you can request Sellect Realty's expert assistance and personal handling of all negotiations with agents and buyers, on your behalf, including review of an offer, advice on counter offers, negotiation of home inspection contingencies, submitting documents to the closing attorney and reviewing the HUD-1 Settlement Statement before the closing for an additional fee of .38% of the sales price (sales price x .0038), payable at closing (deducted from your proceeds on the Settlement Statement); or, you may upgrade to Sellect Realty's $399 flat fee listing for an additional upfront fee of $200 (please see details at www.SELLectrealty.com).
* If your property is NOT located in the following counties, you may list on GAMLS only (you are not required to list on FMLS and, therefore, the fee of .12% of the sales
price does not apply when your property sells and closes). Counties: Barrow, Bartow, Cherokee, Chatooga, Cobb, Dawson, DeKalb, Douglas, Floyd, Forsyth, Fulton, Gordon, Gwinnett, Hall, Haralson, Jackson, Lumpkin, Paulding, Pickens, Polk and Walton. For maximum exposure, we recommend listing on both multiple listing services, however, please notify Sellect Realty if you would like to list on GAMLS only.
